The new service station at Rugby represented a circa £30 million investment for Moto, and Kroyair was delighted to be an important part of their team from design through fit out.

We worked with Moto and their architects and designers to design and plan efficient mechanical services. We then worked with Vinci Construction and their M&E Contractor during the construction phase and with a variety of contractors for the fit out of the various units. We designed and installed mechanical services for the general service area, WH Smith, Costa Coffee, Pret a Manger, KFC, Burger King, Greggs, Game Zone, and the petrol forecourt building.

This project presented a number of new challenges for us, and the delivery of a great result really shows our adaptability;

  • This project was on a different scale to any we had previously undertaken, and we took it in our stride, despite the other challenges that came along.
  • We rarely work on new build projects, but provided input that benefitted the efficiency of the project and the resulting service station.
  • We developed a good working relationship with Vinci, showing that we can work well with large contractors.
  • The Covid-19 Pandemic brought unprecedented challenges, requiring us to adapt our ways of working and deal with supply chain and workforce issues without compromising the quality of the product.

The main benefit that Kroyair brought to the project was that we acted as an effective ‘bridge’ between the construction and fit out phases, and the associated contractors. We produced our designs early in the process and provided drawings and advice throughout the construction phase, which enabled a smooth transition from construction to fit out and ensured that fit-out was delivered as efficiently and effectively as possible. This was especially important as all of the units were fitted out simultaneously, and Kroyair managed mechanical installation in most of these.

For example, we provided inverted slab penetration drawings, so Vinci could create penetrations during the construction to save messy and time consuming penetrations at the beginning of the fit out. We also provided agreed plant positions and service routes.

Covid-19 affected the whole of the fit out phase of this development. We responded quickly to manage supply chain issues, working closely with our trusted suppliers and offering effective alternatives where necessary. Social distancing and workforce issues inevitably slowed progress on site, but we bought back some time by utilising our early involvement to commence installation of some mechanical services during the construction phase.

This entire project was run by Maxwell Kmicic, our Design and Installation Director, alongside other projects. He demonstrated massive flexibility and dedication to ensure this project was delivered successfully despite all the challenges that 2020 brought!
